Tenant’s Obligations To Landlord
A. He must pay the rent as agreed.
B. He must pay all charges that are not payable by you, e.g., your water rates, electricity bill, cleaning fees, waste disposal charges, etc.
C. He must keep the apartment and the premises in good and tenantable state. He must not willfully damage his apartment or any part of the premises, e.g., doors, windows, accessories, and all other fittings. The only exception is reasonable wear and tear, that is, the normal wear and tear that result from daily use of the apartment.
D. Whenever you give your tenant a prior written notice that you want to inspect the premises or carry out repairs at a reasonable hour in the daytime, your tenant is under the obligation to allow you.
E. Your tenant must not change or add to the structure without first obtaining your consent in writing.
l. He must not sublet your apartment without first obtaining your written consent as the landlord.
m. Where the building has any structural or substantial damage, your tenant must notify you of this as soon as possible.
